Two to five minutes on foot from any of them. The JBR towers stand directly behind The Walk and the open sand — there's no road to cross to most access points. The beach is free and public, with sunbed hire, showers, lifeguards and a jogging track.

Many do — beach-facing units in Sadaf, Bahar, Rimal and Shams look straight over the sand to Ain Dubai, and the Address Beach Resort residences have some of the highest sea views in the neighbourhood. Nightly rates start from around AED 313 for a studio or compact 1-bed and rise with size, floor, view and season. Beach-facing and Address Beach Resort units carry a premium over marina-facing ones. The price you see in the listings is the real, live rate for your selected dates with no hidden fees.

Standard check-in is from 3:00 PM and check-out is by 11:00 AM. Early check-in or late check-out is often possible — just ask when you reserve and we'll do our best to accommodate based on the calendar.

Every stay is fully furnished with a full kitchen (oven, hob, fridge, kettle, microwave, cookware), complimentary high-speed Wi-Fi, air conditioning, fresh linen and towels and a professional clean before arrival. Most buildings also include a shared pool, gym, sauna and 24-hour reception.

Most apartments come with one allocated covered parking bay in the tower car park. JBR street parking is scarce in the evenings, so the allocated bay matters — mention if you're arriving in more than one car and we'll advise.

Easily. The Dubai Tram (JBR 1 and JBR 2 stations, right behind the towers) connects to the Metro Red Line at DMCC and Sobha Realty — Mall of the Emirates is ~20 minutes, Downtown and the Burj Khalifa ~40. Taxis and ride-hailing are everywhere, and half the reason to stay in JBR is that the beach, dining and nightlife are already at the door.

Very. The beach has calm, lifeguarded swimming and a splash park at The Beach mall, the promenade is stroller-friendly end to end, the Roxy cinema runs family screenings, and the towers are gated with 24-hour security. Our 2, 3 and 4-bedroom units comfortably fit families with room to spare.

October to April is beach-perfect — warm sea, cool evenings, and everything outdoors from beach cinema to the Marina night markets. May to September is hot but excellent value: the sea stays swimmable in the mornings and evenings, the building pool covers midday, and The Beach mall and Marina malls are fully air-conditioned.

Several of our JBR apartments are 3 and 4-bedroom units sleeping 6-10 guests, and for bigger groups we can book adjacent apartments in the same cluster. Message us with the group size and dates and we'll suggest a combination.

Dubai International (DXB) is about 32 km — roughly 30 minutes by taxi outside rush hour. Al Maktoum (DWC) is a similar 30 minutes heading south. The Metro Red Line also runs from DMCC station (tram connection) direct to DXB Terminals 1 and 3.
