JBR apartments for rent, on the beachfront

Across the whole strip. Our 40-stay collection covers the five original beachfront clusters — Shams, Rimal, Sadaf, Bahar and Murjan — plus La Vie by Dubai Properties, The One JBR and the residences at Address Beach Resort (Jumeirah Gate). Look for the tower name on any listing, or use the sub-area filter to show just Sadaf, say, or just Rimal.

Two to five minutes on foot from any of them. The JBR towers stand directly behind The Walk and the open sand — there's no road to cross to most access points. The beach is free and public, with sunbed hire, showers, lifeguards and a jogging track.

Many do — beach-facing units in Sadaf, Bahar, Rimal and Shams look straight over the sand to Ain Dubai, and the Address Beach Resort residences have some of the highest sea views in the neighbourhood. Marina-side units face the canal and skyline instead, and are typically a little quieter. Yes, all three. One night, seven nights or thirty all work, and the figure on each card updates to your dates as soon as you set them. Staying a month usually brings the per-night cost down considerably — give us your dates and we'll put a monthly quote together for you.

Our JBR homes start at roughly AED 441 a night before taxes for the smaller one-bedrooms, and the figure climbs with floor area, floor height, outlook and the time of year. Units that look over the sand, and those in Address Beach Resort, cost more than their marina-facing neighbours. Expect two government charges on top of it — VAT at five per cent and Dubai's per-bedroom Tourism Dirham levy — which appear as separate lines, next to any refundable deposit, before you send anything.

You can get in from 3:00 PM, and on your last morning we need the apartment back by 11:00 AM. Arriving early off a morning flight, or wanting a last swim before a late check-out? Say so when you reserve — if the calendar around your dates allows it, it can often be arranged.

Each apartment comes furnished and set up for a proper beach holiday: a kitchen with oven, hob, fridge, kettle, microwave and cookware; Wi-Fi that's quick and included; air conditioning for the hot afternoons; crisp clean bedding and towels; and a professional clean carried out before you get there. In most of the JBR towers you'll also find a residents' pool, a gym, a sauna and a reception desk staffed around the clock.

Only 5 of our 40 JBR apartments list a reserved covered bay; the rest rely on the tower's visitor parking or the public car parks behind The Walk, and kerbside spaces fill up fast once the evening crowd arrives. Driving? Say so in your enquiry and we will tell you what your tower offers.

That varies from tower to tower and owner to owner. Some are happy with a well-behaved small pet; others aren't. Tell us your dates and a bit about your pet, and we'll find you an apartment where they're welcome.

Easily. Behind the towers, the Dubai Tram stops at JBR 1 and JBR 2 and joins the Metro Red Line at DMCC and Sobha Realty — Mall of the Emirates is around 20 minutes away that way, Downtown and the Burj Khalifa around 40. Taxis and ride-hailing apps are never far off, and in any case the beach, the restaurants and the evening scene are all on foot from your door.

Very. The beach has calm, lifeguarded swimming and a splash park at The Beach mall, the promenade is stroller-friendly end to end, the Roxy cinema runs family screenings, and the towers are gated with 24-hour security. Our 2, 3 and 4-bedroom units comfortably fit families with room to spare.

October to April is beach-perfect — warm sea, cool evenings, and everything outdoors from beach cinema to the Marina night markets. May to September is hot but excellent value: the sea stays swimmable in the mornings and evenings, the building pool covers midday, and The Beach mall and Marina malls are fully air-conditioned.

7 of our JBR homes have three bedrooms and 1 has four, and for bigger groups we can pair neighbouring apartments in the same cluster. Give us a headcount and your dates and we'll work out which apartments sit best together.

Dubai International (DXB) is about 32 km — roughly 30 minutes by taxi outside rush hour. Al Maktoum (DWC) is a similar 30 minutes heading south. The Metro Red Line also runs from DMCC station (tram connection) direct to DXB Terminals 1 and 3.

Yes. A private car — sedan or van, depending on your party — can collect you at the airport or take you back, and the driver keeps an eye on your flight so a delay isn't a problem. Include your flight number when you get in touch and the transfer will be priced for you before you decide.

You deal with Deluxe Holiday Homes and nobody else, which means there are no third-party platform fees to pay. Some apartments ask for a refundable security deposit; it comes back to you after check-out, subject to the state the apartment is left in. You'll see the deposit figure for your chosen dates on screen before you confirm anything.
